The rubber washers under roofing screws perish in the sun and the screws themselves back out with years of thermal expansion and contraction. We replace old fasteners with oversized screws and fresh EPDM washers, so the fixing seals in a new hole rather than a worn-out one.
Rust, corrosion and dissimilar metals
Rust on a metal roof usually starts where water pools, where paint has been scratched, or where an incompatible metal has been used nearby, causing galvanic corrosion. Old lead flashings against Zincalume, or a copper pipe draining onto a steel roof, will corrode the steel over time. We identify the cause, treat surface rust, and replace sections that are too far gone rather than painting over a problem.

Can you fix rust on my roof or does it need replacing?

Do you paint or coat metal roofs as part of a repair?
We can apply protective coatings over prepared and rust-treated steel to extend its life, and we can recoat faded roofs. Coating only works over a sound, properly prepared surface, though, so we never coat over active rust or loose paint and pretend it's fixed.
Is silicone enough to seal a metal roof leak?
For most leaks, no. Silicone alone is a short-term patch that fails when the metal moves and the sun degrades it. Proper repairs use the right fasteners, sealants and flashings suited to metal roofing, so the fix moves with the roof and lasts years rather than months.
