Concrete Tile Roofing Repairs & Restoration in Sydney
Concrete tiles are tough and affordable, and a clean and recoat can make a tired roof look new.

Concrete tiles went on a huge number of Sydney homes from the mid-twentieth century onward. They are heavier and cheaper than terracotta, and they come pre-coloured with a surface coating rather than glazed through. That coating is the key to how they age: while the concrete stays strong for decades, the colour coat wears off, the surface goes porous, and moss and fading follow. Restoration, not replacement, is often the answer.
How concrete tiles age differently to terracotta
A terracotta tile is fired clay with a glaze baked into the surface, so its colour is permanent. A concrete tile is cast from a sand-cement mix with a colour coat sprayed on top. Once that coat weathers away, usually after a couple of decades of Sydney sun, the raw grey concrete shows through and the tile starts absorbing water.
A porous concrete tile is heavier when wet, grows moss and lichen, and can eventually spall on the surface. The good news is the tile body is usually still structurally fine, which is exactly why cleaning and recoating is worthwhile rather than throwing the roof away.
Clean, prime and recoat
Restoring a concrete tile roof starts with a thorough pressure clean to strip off moss, lichen and the failed surface. We then replace any cracked tiles, repoint the ridge capping, and apply a primer followed by two coats of a proper roof membrane in the colour you choose. The result seals the tile, restores the colour and helps it shed water again.
Recoating only makes sense if the tiles are sound. We will tell you honestly if too many tiles are cracked or spalled, because painting over a failing roof just wastes money.
The weight question
Concrete tiles are heavy, noticeably heavier than terracotta or steel. That is fine on a frame designed for them, but it matters if you are ever considering switching to a different material or adding a room. If you swap concrete tiles for lightweight steel, the frame carries less load, which can be an advantage. We flag the weight implications whenever a re-roof or extension is on the cards.

Frequently Asked Questions
Is it worth recoating a concrete tile roof?
If the tiles are structurally sound and only the surface coating has worn, yes. Cleaning and recoating restores colour, seals the surface and extends the roof's life for a fraction of a full re-roof. If many tiles are cracked or crumbling, replacement is the better spend.
How long does a roof recoat last?
A quality clean, prime and two-coat membrane typically lasts many years, depending on exposure and preparation. The preparation matters most: coating applied over moss or a dirty, still-porous surface will peel early. Proper cleaning and priming is what makes it stick.
Can I paint concrete tiles myself?
You can, but roof coating is risky and skilled work. It involves high-pressure cleaning at height, correct priming and even membrane application, plus safe access. Poor prep leads to peeling within a year. For most people it is not worth the fall risk or the redo.
Are concrete tiles heavier than terracotta?
Yes, concrete tiles are generally heavier than terracotta and much heavier than steel. Your frame was built for the load, so it is not a problem in place, but the weight is worth knowing if you are planning an extension or thinking about switching roof types.
