Factory Roofing & Sawtooth Roof Repairs

Roofing built for working factories -- around machinery, process heat and continuous production.

Factory Roofing

Factory roofs carry demands a normal commercial roof never sees: process heat and steam rising from below, chemical or grease-laden exhaust attacking the sheeting, heavy machinery vibration loosening fasteners, and often original sawtooth or monitor glazing that's a century old on heritage industrial sites. Add production lines that can't easily stop and you need roofers who plan the job around your process, not the other way around. That's the work we specialise in.

Sawtooth and monitor roofs

Many older Sydney factories have sawtooth roofs -- rows of angled glazed faces designed to flood the floor with even north light. They're brilliant for daylighting and awful for leaks once the glazing putty, flashings and gutters between each tooth start to fail. Water gets in at the glazing bars, the internal valley gutters between teeth silt up, and the whole system needs careful staged restoration rather than a quick patch.

We re-glaze, renew the flashings at each ridge and valley, and clear or upgrade the between-tooth gutters. Where original glazing is beyond saving we replace it with modern glazing or polycarbonate that keeps the daylight without the constant leaks.

Process heat, steam and corrosive exhaust

A factory roof takes punishment from the inside. Rising process heat and steam condense on the underside of the sheeting and rot it from below, and exhaust from paint, food, chemical or metal-working processes eats coatings and corrodes fasteners faster than weather alone ever would. We assess the sheeting from underneath as well as on top, upgrade ventilation to shift heat and moisture, and specify materials suited to the exhaust your process produces.

Working around live production

Stopping a production line is expensive, so we plan around it. We coordinate roof access to avoid working directly above running machinery or hazardous processes, schedule noisy work for shift changes or maintenance windows, and manage debris so nothing contaminates your product or plant below. Where a section genuinely must be shut, we scope it tightly so the downtime is as short as possible.

What's Included

  • Sawtooth and monitor roof re-glazing and flashing renewal
  • Between-tooth valley gutter clearing and upgrades
  • Underside inspection for condensation and process-heat damage
  • Ventilation upgrades to shift internal heat, steam and fumes
  • Corrosion-resistant material specification for exhaust-affected areas
  • Works staged around production lines, hazardous zones and shift patterns

Frequently Asked Questions

Our sawtooth roof leaks every time it rains -- can it be fixed?

Usually yes, but it needs the whole glazing system addressed, not a single patch. Leaks come from failed glazing bars, tired flashings at each tooth and silted valley gutters between them. We restore all three, and replace glazing with modern glass or polycarbonate where it's beyond saving.

Why is our roof rusting when the outside looks fine?

It's corroding from below. Process heat and steam condense on the underside of the sheet, and corrosive exhaust attacks the coating from inside. We inspect the underside as well as the top, then upgrade ventilation and specify materials that stand up to your particular process.

Can you roof around our running production line?

That's our normal mode on factory work. We avoid working directly over live or hazardous machinery, schedule noisy tasks for shift changes or planned maintenance windows, and control debris so nothing contaminates your product or plant. Full shutdowns are scoped tightly to keep downtime minimal.

Our factory exhaust is corroding the sheeting fast -- what helps?

Chemical, food and metal-working exhaust attacks standard coatings, so material choice matters. We specify more corrosion-resistant sheeting and fasteners for the affected zones, improve extraction and ventilation, and set an inspection interval so problems are caught before they become through-corrosion.
