Warehouse Roofing Repairs & Replacement

Keep the water off your stock -- warehouse roofing planned around your racking and traffic.

Warehouse Roofing

In a warehouse, a roof leak isn't just a maintenance headache -- it's damaged stock, wet pallets, slip hazards on the floor and, if it's cold storage, a temperature problem. Warehouse roofs are huge, low-pitch and drained by internal box gutters that have to move enormous volumes of water in a Sydney storm. We focus on the two things that matter most to you: stopping leaks over your inventory, and doing it without shutting down your pick faces or blocking your forklifts.

Box gutters: the warehouse weak point

The single biggest cause of warehouse leaks is the box gutter overflowing internally. These wide internal gutters silt up with leaves, dust and debris, the sumps and downpipes can't cope, and in a heavy Sydney downpour the water backs up over the gutter edge and straight into the building -- often metres away from where you'd expect. Undersized or blocked overflow provisions make it worse.

We clear and inspect box gutters, check the fall and sump capacity, and where the gutter is genuinely undersized we can widen it or add overflow outlets so the next storm goes down the pipe instead of onto your racking.

Protecting stock during the works

We plan warehouse jobs around your layout. That means identifying which bays sit under the work area, staging so we don't open the roof above high-value or moisture-sensitive stock, and keeping forklift and pedestrian routes clear. Where we must work over active racking, we lay protection and control debris so nothing lands on your product below.

We never strip more roof than we can make watertight the same day -- critical when there's a warehouse full of cardboard boxes underneath.

Skylights, ventilation and large-span sheeting

Warehouses rely on roof skylights for daytime light and on ridge vents or whirlybirds for heat control. Brittle old skylights are both a leak source and a serious fall hazard for anyone doing rooftop maintenance. We replace them with polycarbonate and add safety mesh. On the sheeting itself we re-fix perished fasteners, re-seal laps, and re-sheet sections that have corroded through.

Frequently Asked Questions

Water is coming in nowhere near the roof plant -- why?

That's classic box gutter overflow. When an internal gutter backs up, water spills over the edge and tracks along the structure before it drops, so it appears metres from the actual fault. We trace it back to the source rather than just sealing where you see the drip.

Can you work above our racking without damaging stock?

Yes. We identify which bays sit under the work zone, avoid opening the roof over moisture-sensitive or high-value stock where possible, and lay protection with debris control when we must work overhead. We also keep only what we can re-cover the same day open.

Our skylights look cloudy and cracked -- are they dangerous?

They can be. Old fibreglass and acrylic skylights go brittle with UV exposure and won't support a person's weight, so they're a genuine fall hazard as well as a leak point. We replace them with modern polycarbonate and add safety mesh beneath.

How quickly can you get to an active leak?

We prioritise leaks that are hitting stock. We can attend to trace and temporarily make safe fast, then come back with a scoped repair. If it's a storm-driven emergency we can get a crew out to stop the ingress and protect your inventory the same day where access allows.
