Emergency Flashing Repairs Across Sydney

Stop leaks at chimneys, skylights, valleys and wall junctions where flashings have failed.

Emergency Flashing Repairs

Flashings are the metal strips and folds that seal every join and penetration on your roof, and they are the single most common source of stubborn leaks. When a flashing lifts, corrodes or the sealant behind it perishes, water sneaks in behind the roof cover where you never see it until the ceiling stains. We find the exact failed junction and reseal or refix it so the water has nowhere to go.

The flashings that fail most in a storm

Apron and step flashings where the roof meets a wall are the usual culprits, along with chimney flashings, skylight flashings and the saddle flashings behind vents and flues. Valley flashings that carry two roof planes worth of water can rust through or lift at the ends. Wind-driven rain forces water uphill and sideways, exposing any flashing that was short, poorly lapped or fixed with tired sealant.

We also see counter-flashings pull out of mortar joints on brick walls and box-gutter flashings that have separated at the corners. Each type fails differently and needs a specific fix.

How we diagnose a hidden flashing leak

A flashing leak rarely shows up directly below the fault, because water tracks along battens and rafters before it drips. We trace the path back uphill from the ceiling stain, check every junction and penetration, and where needed run a controlled hose test to reproduce the leak. That tells us whether the flashing simply needs re-sealing and re-fixing or whether the metal is corroded and must be replaced.

Resealing versus replacing a flashing

If the flashing is sound but the sealant has failed, we rake out the old sealant, clean the surfaces and re-lap and re-seal with a neutral-cure product that bonds to metal and masonry. Where the metal is rusted, split or was never sized correctly, a patch won't last, so we fabricate and install new flashing with proper upstands and laps. Getting the overlap direction and cover right is what keeps water out for good.

What's Included

  • Tracing the leak back to the exact failed flashing or junction
  • Raking out perished sealant and re-sealing wall and apron flashings
  • Refixing lifted step, chimney and skylight flashings
  • Re-mortaring or re-fitting counter-flashings into brick joints
  • Fabricating replacement flashings where the metal has corroded
  • Hose testing to confirm the junction is watertight before we leave

Frequently Asked Questions

Why does my leak appear metres away from the flashing?

Water entering at a flashing runs along the underside of the roof and down rafters or battens before it finds a low point to drip. That's why the ceiling stain is often well away from the actual fault. We trace it back uphill rather than just patching under the wet patch.

Can you fix a chimney flashing leak in the rain?

We can make it safe and stop active water entry in wet weather, usually with temporary sealing or a targeted cover. A permanent flashing repair needs dry, clean surfaces for the sealant to bond, so we'll return to complete that once conditions allow.

How long does resealed flashing last?

A properly cleaned and resealed flashing with a quality neutral-cure sealant typically lasts years, but sealant is always the weakest link. If the underlying metal is corroded or undersized, we recommend replacing it rather than relying on sealant that will eventually perish again.

Do skylights need special flashing?

Yes. Skylights sit in a purpose-made flashing kit matched to the roof profile, and leaks often come from the head flashing or the sealed junction with the glass unit. We check whether the kit has failed or shifted and reseal or refit it accordingly.
