Roof Replacements
Industrial Roof Replacement & Re-Sheeting in Sydney
Big-span industrial re-roofs done safely at height, with your operation still running.

Industrial roofs cover the largest, most exposed spans we work on -- factories, warehouses, distribution centres and workshops, often with machinery humming below. Decades of Sydney sun, salt-laden air and acid rain leave old metal roofs rusting at the laps and fasteners, and a leak over stock, plant or a production line gets expensive fast. We replace and re-sheet these roofs at scale, working safely at height above live operations and keeping downtime to the absolute minimum.
Working safely over a live operation
The main challenge on an industrial roof is not the roofing -- it is doing it safely above people, machinery and stock. We set up roof-access systems, harness anchor points, safety mesh and edge protection before work starts, and coordinate with your site managers on exclusion zones and forklift routes so ground operations and roof works never clash.
Where production cannot stop, we protect the area below from debris and swarf and work in tightly controlled sections, so the plant keeps running while the roof above it is replaced.
Corrosion, fasteners and why old sheets fail
Industrial metal roofs usually fail from the fasteners out. Old screws and washers perish, holes elongate, and the sheet starts weeping rust from every fixing point. In Sydney's coastal and industrial zones, sheets near exhaust stacks or in salt-laden air corrode faster, especially where the wrong steel grade was originally used. We assess the corrosion pattern to decide whether a full replacement or targeted re-sheeting is the honest recommendation.
When we replace, we specify the right Colorbond or Zincalume grade for the environment and use fasteners matched to the sheet, so the new roof does not repeat the failure of the old one.
Skylights, insulation and rooftop plant
Big industrial roofs carry more than sheeting -- there are skylights, whirlybirds, HVAC units, cable trays and sometimes solar to work around. A replacement is the ideal time to renew brittle polycarbonate skylights, add or upgrade roof blanket insulation to cut heat load on the floor, and re-flash every penetration properly. We coordinate isolation and reinstatement of rooftop plant with your contractors.

Frequently Asked Questions
Can you re-roof our warehouse without stopping production?
Usually, yes. We work in sections above protected areas and coordinate with your site team on exclusion zones and forklift routes. Some tasks may need short local shutdowns for safety, but the aim is to keep the bulk of your operation running throughout the replacement.
Why does industrial roofing rust faster near the coast?
Salt-laden air accelerates corrosion, and industrial areas add pollutants and acidic fallout that attack cheaper steel and fasteners. If the original roof used an under-spec grade, it corrodes even faster. We specify a marine-grade Colorbond and matched fasteners suited to your specific site conditions.
Should we replace the whole roof or just re-sheet the bad sections?
It depends on how the corrosion is spread. Isolated failure over one bay can be re-sheeted, but if fasteners and laps are failing right across the roof, patching is a false economy. We assess the whole roof and give you an honest call rather than the easy sell.
Can you upgrade insulation and skylights at the same time?
Yes, and it makes sense to. With the sheeting off, we can lay new roof blanket insulation to reduce heat inside, replace brittle or discoloured skylights, and re-flash every penetration. Doing it during the replacement is far cheaper than going back up later.
